In Alabang, a high-end residential brand has been steadily earning recognition on the international stage for its architectural design and sustainable concepts. Its developments have received multiple citations from the Asia Pacific Property Awards in the UK and the London Design Awards—commendations that point not to spectacle, but to clarity of vision and design discipline.

That brand is Filigree—a luxury residential line that has deliberately kept its portfolio selective, choosing to build only where it believes it can meaningfully shape the experience of high-end living.

With over three decades of experience in real estate and urban planning, Catherine “Kate” Ilagan—President and CEO of Filinvest Alabang, Inc. (FAI), the subsidiary responsible for developing the group’s townships and high-end residential projects—led the creation of Filigree to define a distinct high-end residential offering for Filinvest.

She previously led the development of exclusive high-end residential projects in Makati and Bonifacio Global City, and spearheaded the rebranding and relaunch of Filinvest City in 2012 when she assumed leadership of FAI. Today, Filinvest City is recognized as the only central business district in the Philippines with both LEED Gold and BERDE certifications.

In conversation with Kate, it becomes clear that the Filigree brand emerged from a very specific intention—to create masterfully crafted communities that embrace distinction.

Built With Intention

The name Filigree draws from the craft it represents—intricate, deliberate, and shaped by detail. Much like the art form, Filigree developments are conceived to be appreciated up close, through proportion, materiality, and the quiet decisions that define how spaces are experienced.

With decades of experience in the high-end real estate market, Kate explains that while the market already offered a range of residential products, there was room to do more—to be more intentional about what high-end residential living in the city could mean.

“From the outset, Filigree was envisioned as a focused portfolio,” she shares. “Its developments would often act as anchors—setting the tone for high-end residential living and, in certain locations, serving as catalysts that help define emerging districts. Like what The Enclave Alabang did for the Daang Hari area.”

Southern Metro Manila provided fertile ground for this approach, offering both scale and diversity. Within it, Filinvest City stood out as a natural starting point.

“You need accessibility, but not chaos,” Kate explains. “High-end living requires a certain calm. The environment must support that.”

In Filinvest City, she notes, there was already the makings of a burgeoning central business district set within a garden city, with an abundance of green and open spaces. It offered convenience without congestion, with established exclusive villages nearby and a range of market segments already present, including an affluent community.

This sensitivity to place informs every Filigree development. Sites are chosen not only for their address, but for their ability to support privacy, openness, and long-term value. The success of Botanika Nature Residences, Bristol at Parkway Place, and The Enclave Alabang signals a steady demand for ultra-upscale residential developments in the Metro South.

Crafting the Community

Beyond location, every Filigree development is approached as a bespoke undertaking. There is no template carried from one project to the next. Each must have a compelling idea strong enough to define its identity.

“What has always given us an edge is the project’s concept,” Kate notes. “You have to create something that excites the market. You need architects and designers who are creative, but also open—partners who are willing to test ideas and make them better. Collaboration is where the magic happens.” That excitement is expressed through space, details, and experience.

1001 Parkway Residences, designed by the SmithGroup, is one such example. Set to be the tallest residential tower in Filinvest City, the development features a biophilic design that earned a 5-star rating at the Asia Pacific Property Awards for architecture. The residential building incorporates greenery weaving through its façade, appearing to rise organically from the parks below, and enjoys direct access to two of Filinvest City’s green spaces—Creekside Park and Spectrum Linear Park, while arrival experiences are choreographed to ease residents from the city into a more tranquil setting.

“Luxury is space,” Kate says. “Big units, generous bedrooms and bathrooms, wide balconies—space defines how you live. We always try to give residents breathing room not just in the generously sized units but also in the amenities that we design in. The offering is defined as much by what was left unbuilt as by what was constructed.”

Filigree’s interpretation of space extends beyond private residences. Shared environments are treated with equal importance. Podiums become amenities. Landscapes are integral to the design, not ornamental.

Botanika Nature Residences exemplifies this philosophy. Designed by Architecture International and Leandro V. Locsin Partners, Botanika is a low-density low-rise development that dedicates 70% of its 1.5 hectare site to open and landscaped spaces—an intentional decision that prioritizes exclusivity through restraint. The project has received international recognition for both architectural design and sustainability, and holds the distinction of being the first residential development in the Philippines to receive both a BERDE Certification and a Health & Well-Being Certification from the Philippine Green Building Council.

Across Filigree’s portfolio, each project carries its own character, shaped by site and context. “It has to have that sense of specialness,” Kate shares. “Something that excites you when you see it.”  Luxury, in this sense, is not defined by scale or spectacle, but by the intentionality of the design and experience.

Continued Growth and Expansion

Filigree’s footprint is now extending north, as Golf Ridge Private Estate by Filigree is set to turnover this year. Conceived as a residential experience for the golfing community, the development is crafted around its setting—overlooking a championship golf course and designed to offer a different experience in country club living. Here, Filigree translates its design discipline into a lifestyle shaped by wellness, privacy, and community in a global space like Clark, Pampanga.

As Filigree looks ahead, its direction remains measured. In an industry where luxury is often announced loudly, Filigree continues to move steadily—crafted for the discerning few who notice the difference.

“We’re always looking for opportunities,” Kate says, “but only where the project truly deserves the Filigree name.”
